Highway Completion Works
Over the next 4 to 6 months, Barratt Homes and its appointed contractors will be commencing a series of targeted road and footpath completion works which will affect Dowsell Way, Fletcher Road, Clarke Drive, Leechpool Way and Minnet Road. These works will involve preparatory remedial actions and the final surfacing (Tarmac and Block Paving and ancillary works). Advance warning signs and direct letter drops to individual affected properties will be undertaken on a phased basis and as required, to provide further, more detailed information. These works may unfortunately result in some localised disruption around the site. However this will only be in the short term and ensures that the works can be completed to highest standard and in a safe manner for both the work force and the general public.
Whilst all areas of the site will remain accessible and open during this time, it may be required to enforce periods of traffic and pedestrian diversions to allow certain operations to take place and this may also affect the bus services on the site. Of course, access for the emergency services will be maintained at all times.

Bus Routes
There will be some changes to the Y2 and 525 routes which currently serve Ladden Brook- please see details below. The timetables at the stops will be updated nearer the time.
525 – Emersons Green – Pucklechurch – Westerleigh – Yate – 525 timetable 1/9/24
We have made a few changes to our service due to the M4 Badminton Bridge closure disrupting this route. These changes have been in conjunction with discussions with WECA and include the following:
Buses will now serve North Yate and Ladden Garden Village on a clockwise loop, hourly. We have also made some punctuality improvements to our timetable.
Y2 Bristol – Yate, Brimsham Park & Ladden Garden Village – Y2 timetable 1/9/24
Service Y2 will have a revised timetable, and will still run every 30 minutes on Monday – Saturday daytimes, providing a combined up to every 15 minute service between Bristol and Yate Shopping Centre (Bus Station) alongside the Y1. During evenings and Sundays, the Y2 will continue to run hourly, providing an every 30 minute service combined with the Y1.
We’ll be operating a revised route between Yate Shopping Centre and Ladden Garden Village (Leechpool Way), running directly via Goose Green Way, Peg Hill and Eastfield Drive. This will speed up the journey through to Bristol for the majority of users of this section of the Y2. There will also be less waiting time at Yate Bus Station with the new timetable. Service 525 operated by Stagecoach provides an alternative service for previous Y2 stops.
